Investing in Latvian property: where to start

The first steps if you are looking at real estate as an investment.

Property as an asset starts with a goal, not with a listing. Fifteen years on the market and 5,000+ homes in the portfolio do not replace your numbers — they give you something to run those numbers on.

Write the job down

Hold for rent, live in part and let the rest, or buy with a resale horizon. That choice drives the city, the building type and how much work you will do. Mixing all three jobs in one flat is usually expensive.

Look beyond Riga

Netspot Lat works across Latvia. A strong asset may sit in Jurmala, a regional centre or a quiet part of the capital. Price per square metre with no rental or resale demand is an empty argument.

Check more than the price

Rental demand, typical voids, building costs and tax, the state of the services, who will live next door. For a new build: completion and what the price includes. For resale: papers and real wear, not only fresh paint.

The first practical step

Leave a request with budget, horizon and whether you need income or capital. A specialist will build a short list and walk the homes with you. The buyer pays no commission — you can model the deal without an agency mark-up on top.
