Buying
New build or resale: what to choose
Pros and cons of each path for different buying goals.

The Netspot Lat portfolio holds both new builds and resale. The choice depends on when you need keys, whether you will wait on finishes, and whether you want the character of an existing house or the predictability of a new block.
New build
Upside: new services, layouts without someone else’s renovation, often parking and a planned courtyard. Downside: completion dates, finishes on your bill, a neighbourhood that is still settling. You are buying a plan and a timetable, not only walls.
Resale
Upside: you can move sooner, the area already lives, neighbours and the building are visible. Downside: wear, surprises in the services, sometimes a messy history of alterations. You inspect a real home, not a brochure.
Match the path to the job
If you need to move this season, a clear resale home often wins. If you can wait and do not want to undo someone else’s finish, a new build can fit. For an investment, look at how easy the location is to let or resell — not only the facade.
- Timing: when you need the keys
- Budget: price plus finish, furniture and the move
- Location: work, school, quiet — not only the view
View both markets
Do not lock the label before the first viewing. The decision often arrives on site. A specialist will mix both markets into one shortlist and stay with you through to the papers.
