Buyer checklist: what to verify before the deal
A list of points to confirm before signing.

Brief and money
Area, type, timing, and a turnkey budget: purchase price, works, the move, payments after completion. If part of the sum is a loan, put the bank’s timeline into the calendar before you fall for a flat.
At the viewing
Look past the interior. Building, stair, courtyard, parking, street and neighbour noise, light at different times of day. Ask what stays with the home and what leaves with the seller.
- Windows, risers, electrics
- Damp, smell, traces of leaks
- Storage, balcony, room for belongings
Papers and the building
Ownership, encumbrances, building debts, lawful alterations. For a new build: what is being sold and when it completes. That is a check of a specific home, not a generic scheme from an article.
Before you sign
Check the price, dates, what the deal includes and who pays for what. We stay until the papers are signed. The buyer pays no agency fee — the checklist should not grow a surprise percentage on top.
